Who is West Orange Inspection Services?
We are a family owned and operated business in Winter Garden, Florida. We are not a franchise and have no ties to any real estate agency. The company is a member of the Florida Association of Building Inspectors, the National Association of Certified Home Inspectors, the International Code Council, and the West Orange Chamber of Commerce.
What exactly is a home inspection anyway?
A home inspection is a limited visual inspection of the home and its major components. It is conducted objectively and is impartial. Included in the inspection:

Our Services
We inspect existing homes, condos, townhomes, and mobile homes; we do not inspect new construction or commercial property at this time.
This covers the major components of the entire house, top to bottom.
The generally is a 4-point inspection of the roof, plumbing, air conditioning/heating, and electrical.
This is normally done yearly for new homeowners and landlords. This inspection looks at upkeep issues such as repainting, roofing, plumbing, trim, etc.
Often required by insurance companies.
This is normally done on homes with wells. It requires 24 hour notice, and samples must be from the first draw of the day (after water has been sitting in pipes).
We can arrange other services such as WDO ("termite"), and environmental testing (mold, radon, lead, etc).
These services will be performed by outside contractors and are priced separately.
Our Rates
Complete inspection
We price our inspections based upon the total or gross (heated and non-heated) square footage of the home.
Up to 1500 sq. ft. $235
1501 to 2000 sq. ft. $250
2001 to 2500 sq. ft. $265
2501 to 3000 sq. ft. $280
3001 to 3500 sq. ft. $310
3501 to 4000 sq. ft. $350
Over 4000 $50 each additional 500 sq .ft.
Condos and townhomes: Deduct $30 based upon square footage chart above
Duplex: $300
Triplex: $400
Other multi-family units: $150 per unit
*Must ensure access to all units and allow additional time for report

Our Report
We use an on-line web-page style report using ReportHost. When the report is ready for viewing, the inspector simply e-mails the client with a clickable link and the client is taken to the report, all on line. The client may then print the report or save it. This system makes it simple to share the report with real estate agents or other parties to the transaction. The report can be accessed from any computer with Internet access. The turn-around time for this report is typically 24 hours.
For those without Internet access, we can provide a narrative style report, complete with photos. Please allow two days for this report.
We even have a report format in Spanish!
Service Area
We service the counties of Orange, Lake, Polk, Osceola, and Volusia. If you have a special need, call us. We have been known to travel outside our service area to provide service where no one else would.
Scheduling
We work whenever we need to in order to serve our clients. We work seven days a week, as well as evenings and holidays. We offer extended office hours, typically 8am to 8 pm, seven days a week. Our voice mail will take your message if we can't answer your call right away. On-line scheduling is available.
Discounts
We offer discounts to all theme park employees, senior citizens, union members, military, police and firefighters. Discounts are valid on complete home inspections only.
Payment
Payment is expected at the time of inspection, unless other arrangements are made. We accept cash or check. Credit cards can be accepted through our PayPal account. Please ask your inspector for specifics.
Ready to book your inspection?
First, please review our Pre-Inspection Agreement if you are booking a full inspection only.
Second, please ensure that we have full access to the home. All utilities (electric, gas, water) must be turned on in order for us to evaluate the systems. For owners of rental properties, please inform the tenants of the inspection and that it will take 3 to 4 hours to complete, depending on the size of the home.

If you are booking on line (recommended), you will receive an e-mail confirming your appointment time and price. When filling out the forms, please remember to indicate the total (gross) square footage of the home, not the living or heated square footage. This will ensure an accurate quote. If you need help in determining the square footage, we will be happy to assist you.
